Digital photographs are taken during the inspection and will give you a visual depiction of problem areas. Narrative text is added to the photos explaining the defect. You don't have to be familiar with technical terms to understand my reports.
Inspections are scheduled 7 days a week and typically last 2 to 3 hours.
Types of Inspections
Standard Pre-Sale - A detailed analysis of the home you are planning to buy. This inspection is designed to help you make an informed decision on this major investment. This inspection includes the Inspection Report Binder and full color Report Supplement. This is the most common type of inspection.
Basic Pre-Sale - For the economy-minded buyer, this inspection includes the Inspection Report Binder and a handwritten Report Overview. This inspection does not include digital photos.
Pre-Listing - Prepare your home for a problem-free, profitable sale.
As a Home Inspector I hate having to report items that could have easily been corrected. Most homeowners have no idea of the problems that exist in their homes. With this in mind, I have designed two Pre-Lising Inspection Program that can help to remedy the major areas that are typically deal breakers.
The first type is the Basic Pre-Listing Inspection. This inspection usually takes less than an hour to complete and focuses on the 5 "big ticket" items– Roof, Structure, Electrical, Plumbing and HVAC. Data is collected and a summary is written at the site. This summary describes the problem areas and suggests possible solutions. The Pre-Listing Standard costs much less than a typical Home Inspection, and provides you with a clear understanding of the stumbling blocks that could affect the sale of the home. These issues can then either be corrected or negotiated from an informed position. The bottom line – a smoother transaction for everyone.
The second type is called a "Presentation" Inspection. This Inspection Report illustrates (through digital photos and narrative summary) not only problem areas but highlights positive aspects of the property (ie: new boiler, updated electrical, ect.) and can be placed on display at an Open House or Showing as a sales aid. This type of Report reinforces credibility and showcases the house from a "third-party" prospective.
